Property Manager - San Gabriel Valley and Pasadena Area, CA

Looking for an experienced Property Manager personnel

Job Summary:

The Property Manager is responsible for the day-to-day operations of the assigned residential facility, including rent collections, resident relations, occupancy, financial reporting, and regulatory agency compliance. Tax Credit and Affordable Housing Experience is a must.

Essential Functions:

Enforces rental policies as specified in approved management plan.

Responsible for applicant processing and leasing of units by following guidelines of the Tenant Selection Plan as well as verification procedures established by HUD, CTCAC and management. Accurately collects security and other deposits, and adheres to HUD non-citizen regulations.

Responsible for semi-annual unit inspections as required by management. Completes 100% of unit inspections semi-annually and successfully corrects unit deficiencies within the timeframe stipulated in the by management.

Responsible for annual recertification. Ensures that all recertification notices are prepared and distributed according to timeline specified by management. Successfully completes 100% of all annual recertification by the project's due date as specified on the properties timeline. Maintains TICs an all tenant files.

Proficient with daily household changes that require processing of Interim Recertification in a timely manner.

  • Develops and maintains good tenant relations.

  • Develops good community relations. Develops and maintains excellent rapport with local government agencies and other agencies (i.e. fire department, police department, senior centers, etc.).

  • Maintains accurate resident files in compliance with established management procedures and HUD, and TCAC regulations. Keeps tenant files and office files organized, properly maintained, and secured.

Knowledge, Skills and Experience:

  • High School diploma or GED equivalent required.

  • Minimum two years managing multi-family low-income units with HUD and CTCAC Programs.

  • Minimum two years managing multi-family project based Section 8 experience.

  • Must possess strong verbal and written communication skills, good listening skills, and excellent interpersonal skills.

  • Must be highly organized and able to make quick but reasonable decisions.

  • Must have a professional demeanor when handling resident and employee relations.

  • Must possess the ability to exercise discretion and confidentiality in relation to managing the property and related documentation.

  • Demonstrates integrity, respect and responsibility in dealing with residents and staff.

  • Must be proficient in Microsoft Office.

  • Must have a valid California Driver's License, proof of current vehicle insurance and a driving record that meets Property Management insurer's criteria.

Must be able to use own vehicle in the course of work.

The Qualified candidate will have excellent interpersonal and communication skills and a sincere desire to help people.

Two years prior property management experience, knowledge of CTCAC, LIHTC, HUD, and various agency regulations and compliance, strong computer skills and excellent organizational skills essential.
